CRITICAL NOTES

 Thank you for scheduling a photo shoot. This list has been provided to help you get the most for your money.

PROPERTY READINESS

Having the property ready is the single most important factor in the quality of the resulting photos. Visually verify that the property is photo-ready well in advance of the scheduled photo shoot. Do not take the homeowner's word for it- make sure you actually see it! 

Insure all cleaning, tidying, arranging, staging, styling, etc. are 100% complete prior to the scheduled photo shoot. Once the photo shoot begins, make sure the photographer has nothing to think about except photography. 

Ensure pet waste is removed from the grass. If waste is detected, the photographer will not step into the grass. Exterior photos will be captured from concrete only. 

The best photos happen when only the photographer is inside the home during the photo shoot. It is best for homeowners, agents, and any other personnel to remain outside the home during the photo shoot. 


Advise the homeowners to be off-premises for the photo shoot. If they stay, they will: end up in photos, be seen in reflections, be seen on the porch through the windows, move things, flip on/off lights, leave things sitting out, and cause the photographer to compromise the quality of a composition to avoid taking a picture of them. When a homeowner asks "where do you want me?" the answer is "far, far away!" When a homeowner says they want to be available to help, the truth is that all the prep has been done and the most helpful thing they can do is stay out of the way. 

Arrange to have the home owner treat the photo shoot like they would treat a showing. Tidy up, and leave for an hour or two. The photos will be better because of it.

If the homeowner says they need to be there because they work from home or kids have virtual school, work with them to arrange to be off-premises for the photo shoot. Talk to me about scheduling so the photo shoot can happen without disturbing those activities. 

WEATHER

The photographer does not look at the weather forecast. He assumes a photo shoot will continue as planned unless you contact him to reschedule. The 24-hour cancel/reschedule policy applies to all weather situations. If you need to get on the market, rain or shine, the photo shoot can continue. If you can afford to hold off for better weather, that is your call- just remember the day-of cancel/reschedule policy. On gloomy days, the contrast and color of the exterior images will be manipulated in Photoshop to optimize results. The sky will also be replaced with a pretty one. Ask for examples if needed.

50% charge - cancel or reschedule on picture day (yes, including for weather- check the forecast and make a call the day before)
